Foundation settlement can become a serious concern for properties in Rocky Mount, VA, especially when structures are built over areas of disturbed or poorly compacted soil. Even when the structure itself is well built, unstable soil underneath can gradually compress and cause portions of the foundation to sink.
That was the concern at a recent Sure-Dri Basement Waterproofing project in Rocky Mount. The front porch was experiencing settlement, and the problem went deeper than what could be corrected with a simple surface repair. Our team installed helical piers to transfer the structural load through approximately 17 feet of fill material and onto stable native soil below.
Identifying the Problem: A Settling Front Porch
The customer contacted Sure-Dri after noticing settlement affecting the front porch. Foundation settlement can develop gradually, but it should not be ignored. As movement continues, it can contribute to uneven surfaces, cracks, separation between structural components, and additional stress on the building.
After evaluating the site, our team determined that poor soil compaction beneath the structure was contributing to the problem. The porch was resting above a substantial layer of fill soil that did not provide the dependable support needed for the structure.
In this case, the unstable fill extended roughly 17 feet below the foundation area. Repairing or leveling the visible portion of the porch alone would not address the underlying cause. The structure needed a way to bypass the problematic soil and transfer its weight to more reliable ground.
Crafting the Right Solution with Helical Piers
Sure-Dri recommended a helical pier foundation stabilization system for the Rocky Mount property.
Helical piers are deep foundation supports designed to extend through weak or unstable soil until they reach competent load-bearing material. Rather than relying on the poorly compacted fill near the surface, the piers provide a stable path for transferring the structural load to stronger soil deeper underground.
To complete the repair, our crew excavated around the affected foundation area to create access for the pier installation. As shown in the project photos, careful excavation and layout were important parts of preparing the site and positioning the supports correctly.
The helical piers were then advanced approximately 17 feet through the fill material until they could bear on native soil. Once the required support was established, the system could help stabilize the affected portion of the structure and reduce the risk of continued settlement.
This approach addressed the source of the problem rather than simply covering up the visible symptoms.
Delivering Lasting Foundation Support
For this Rocky Mount property, the biggest benefit of the helical pier installation is dependable structural support. By transferring the load past the poorly compacted fill and onto native soil, the repair provides a much stronger foundation for the affected area.
Foundation stabilization can also help protect the property’s long-term value. Continued settlement can lead to increasingly extensive repairs if the underlying soil problem is left unresolved. Addressing movement early with an appropriately designed pier system can help prevent further structural damage and provide greater peace of mind.
The completed work demonstrates why identifying the cause of foundation settlement is so important. Every property is different, and the right solution depends on what is happening below the structure—not just what can be seen above ground.
